Sell Your Farm or Acreage in Southern Alberta

Selling a farm, ranch or acreage is different from selling a house in town. Value depends on productive acres, water, buildings and leases as much as the home itself, and the buyers are different too. At 2% Realty, our farm and acreage sales are handled by Jaimie Slingerland and Dillon Rochon, REALTORS® licensed for farm sales, who work across southern Alberta from the BC border to Grassy Lake and from High River to the US border. You get full service for a 2% total commission.*

What makes farm and acreage sales different

Here's a general overview of what we plan for. Every property is different, and none of this is legal or tax advice. Your lawyer and accountant should confirm the details for your sale.

Water licences

Many farms and acreages rely on a water licence under Alberta's Water Act. A licence is generally tied to the land and passes to the buyer with it, while moving water rights to other land needs provincial approval. We'll ask for your licence details early so buyers know exactly what water comes with the property.

Irrigation district rights

In the St. Mary River, Lethbridge Northern, Taber, Bow River and other irrigation districts, assessed irrigation acres are recorded on the district's roll and stay with the parcel. Moving acres between parcels or selling part of an irrigated unit needs the district's consent. Confirmed irrigation acres, water delivery and any pivots or pipelines are central to the price.

Surface leases

Oil, gas, pipeline, wind and solar leases are common across southern Alberta. Annual payments, the condition of lease sites and who receives future payments all matter to buyers. Have your agreements and recent payment records ready.

Land titles and legal descriptions

A farm often has several titles, each with its own legal land description, plus caveats, easements or utility rights-of-way. We review the titles early so nothing surprises a buyer or delays closing.

Outbuildings and equipment

Shops, barns, bins, corrals, pivots and pumps can add a lot of value. We list what's included and what isn't, so buyers' offers compare like with like. Equipment and machinery can be sold with the land or separately.

Grazing leases

Ranches often include Crown grazing leases. A grazing lease can't simply be sold with the land. It's assigned to the buyer through a separate provincial approval, so we build that into the timeline.

Valuation by productive acres

Farmland is valued mostly on what the land can produce: cultivated, irrigated, hay and pasture acres, soil quality and water. The yard site, home and buildings are added on top. We price your property from comparable farm sales, not from house sales.

Who buys farms and acreages

Most farmland is bought by neighbouring operators and farm families expanding nearby. Acreages and hobby farms attract buyers from Lethbridge, Calgary and beyond who want space, a shop and room for animals. Your listing goes on the MLS® System and REALTOR.ca, and we market it to both groups.

How we sell your farm or acreage

  • A pricing plan based on comparable rural and farm sales
  • Professional photography of the land, yard and buildings
  • A detailed property package covering acres, water, buildings, titles and leases
  • MLS® System and REALTOR.ca listing and targeted online marketing
  • Showings, buyer follow-up and negotiation of every offer
  • Coordination with your lawyer, lender and, where needed, the irrigation district through closing

Frequently asked questions

Can I sell the land and keep the yard site?

Often, yes, but splitting off a yard site needs subdivision approval from your municipality. Talk to your county or MD's planning office early, and we'll plan the sale around the answer.
