Sell Your Home in Crowsnest Pass
The Crowsnest Pass isn't one town. It's a string of mountain communities, including Coleman, Blairmore, Bellevue, Frank and Hillcrest, joined into one municipality in 1979. Buyers come for the skiing, the trails, the history, and a quieter pace of life near the B.C. border. Whether you're selling a family home, a retirement place or a weekend cabin, 2% Realty can list it on the MLS® System with full service from local REALTORS®, for a 2% total commission.*

A market with second homes
One number makes the Pass different. In the 2021 Census, Statistics Canada counted 3,403 private dwellings but only 2,759 occupied by usual residents. That means about one in five homes (19%) wasn't anyone's main home. That gap is typically made up of cabins, seasonal and recreational homes, and vacant properties.
It's also a mature, owner-occupied community. The median age was 52.8, about 85% of households owned their home, and about 68% of homes were built before 1981.
What that means for your sale:
- Your buyer may live in Calgary, Lethbridge or out of province. Strong online photos, a video or virtual tour, and clear details matter even more when buyers can't drop by.
- Recreational buyers ask different questions. Expect questions about winter access, heating costs, water and sewer or well and septic, and any short-term rental rules. Have the answers ready.
- Older homes need documentation. Note the updates you've made and when.
