High River's housing is different
High River has far more attached and condo housing than the other towns we serve. In the 2021 Census, only about 50% of occupied homes were single-detached houses. About 30% were semi-detached or row homes, and about 14% were apartments. About 20% of households lived in condominiums. The stock is also fairly new: about 43% of homes were built in 2001 or later.
What that means for you:
- Condo and townhome sellers: order your condo documents early, like the bylaws, financial statements, reserve fund study and meeting minutes. Buyers and lenders will want to see them.
- Competition can be close. When similar townhomes are for sale in the same complex, price and presentation decide who sells first.
- Flood history is part of the conversation. The 2013 flood affected much of the town. Buyers may ask about your property's flood designation and any repairs or mitigation work done. Gather that information before you list, and talk to your lawyer about what to disclose.
